Booking Conditions:
50% Deposit is required to confirm accommodation in all seasons. If arrival is within 1 Month of Season A dates, full amount is required to secure booking.

Cancellation Conditions:

Check-in date within Season C:
For any cancellation occurring between deposit payment date and 15 days to arrival due date, deposit is refunded less 1 night’s stay.  Deposit is forfeited for any cancellations less than 15 days of check-in date.

Check-in date within Season B:
For any cancellation occurring between deposit payment date and 21 days to arrival due date, deposit is refunded less 1 night’s stay.  Deposit is forfeited for any cancellations less than 21 days of check-in date.

Check-in date within Season A:
Deposit and/or full amount is forfeited for any cancellation after payment has been made.

No Shows:
Deposit is non-refundable

Early Check Outs:
If checking out earlier than confirmed departure date, 1 additional room night shall be charged and deposit is non-refundable.

Valid for new bookings beginning and ending between either 1 September 2007 to 20 December 2007 or 1 May 2008 to 30 June 2008. This offer excludes Beach Villas, is valid once throughout your stay and cannot be combined.

Early Bird Bookings
For new bookings only and not including Season A (Peak Season) dates. Special offer for early bookings of 5 nights or more in any room type:
Reservations made and confirmed more than 90 days from check-in date will receive a free Thai massage for each adult & bottle of sparkling wine in the room upon check-in.
Reservations made and confirmed more than 180 days before check-in date will also receive 10% discount on their total room rate.
